A Commercial Lease is the agreement between a landlord and property user about the user’s exclusive occupancy of commercial premises.
The rental documents themselves are usually long and complex and give rise to related legal issues we will have to handle for you, that might include:
- Dealing with security (rent deposits or personal guarantees)
- Examining title
- Researching rates and other costs
- Consideration of the condition of the property and liabilities that result
- Registration
- Certain property Taxes

How long will it take?
It usually only takes a few days to finalise a rental agreement and if necessary, one can be prepared in a few hours at an extra charge.
Money Matters
Your supplier is SRA-regulated Mounteney Solicitors, that charges VAT some customers may be able to reclaim

Renewal lease by reference to existing lease | £ 915 |
New lease, less than 3 yrs | £1,200 |
New lease, more than 3 yrs, less than 7 yrs | £1,600 |
New lease more than 7 yrs (inc. registration) + Land Reg. Fee | £2,000 |
Our fee applies regardless of how much work we actually do. In some cases this may mean we’ll get relatively better paid for doing less work than in other cases, in which the fixed fee will barely cover our costs. This is simply the nature of the mutual gamble between a solicitor and their client when they fix a fee.
