How long will it take?
The time taken to complete a property transaction depends on many factors, primarily the number of related transactions. Though you might want a fast property transaction, the fact is that the longer the “chain”, the more difficult it is to coordinate and therefore the more opportunity there is for a problem to arise. Straightforward transactions with no major problems often complete in under about 8 to 12 weeks. Occasionally transactions complete more quickly in some circumstances; please call us to discuss if timescale is a particular concern. We will always try to accommodate quick completions where circumstances allow, although no solicitor can guarantee a timescale as they can never wholly be in control of the complete transaction.
The “critical path” in a property transaction normally arise from factors connected to the buyer’s finance (mortgage, typically); these factors are often outside the conveyancer’s influence. Our Guides and brochures contain more information and estimates related to timing that may be relevant.

(Please use our Conveyancing Calculator for an estimate; our fee is based on £840 + 0.11% of the price (gross, i.e. including VAT; this equates to £700 + 0.092% net, i.e. plus VAT). In addition to our fee, there may be various other related expenses (“disbursements”) which we will need to pay on your behalf, these will vary depending on the transaction, but will need to be funded by you in advance. We will explain to you as soon as possible which disbursements are applicable to your transaction and what the costs will be.
