Description
HM Land Registry charge fees for their processing of many different transaction types – although some transactions are free from further charge.
To encourage the efficiency of electronic applications, the fees payable by those using HM Land Registry’s own IT portal (i.e. generally only available to conveyancing professionals such as ourselves) are half of the equivalent fee for applications submitted to HM Land Registry on paper.
HM Land Registry provide a detailed fee Calculator: https://landregistry.data.gov.uk/fees-calculator.html
In general, most HM Land Registry fees arise on one of two difference fee “scales”; these prices are for electronic applications through the HM Land Registry portal, where possible:
not full consideration, whole title (“Scale 2”) |
not full consideration, part-title (“Scale 2”) |
Consideration, whole title (“Scale 1”) |

How long will it take?
We don’t generally do anything for new clients until our process of client retention has concluded – this involves agreeing the scope of what we are doing for the price (our terms are below), setting-up our client record (that is likely to include ID checks), and producing the bill (payment in advance is required for all new clients).
The time HM Land Registry take to process registrations varies greatly, depending on how busy they are. Some applications are processed very quickly, up to “next day”; however, most applications appear to languish awaiting HM Land Registry attention; in 2021 many applications were taking about 6 months to be registered – and some types of application can take even longer than that, unfortunately. However, once submitted HM Land Registry process applications on any title in order of submission – so their delay ought not to affect the priority of your application relative to other matters on that title. For emergencies there is an “expedition” process that can speed things-up – but “emergency” does not include “you didn’t apply as soon as you could have done”!
