What is Conveyancing?
The term “conveyancing” refers to the transferring of buildings or land from one person to another and involves the administrative and legal work associated with the process. Typically, the process begins once an offer has been accepted on a property and concludes once the final contracts have been signed and the money has been exchanged to complete the process.
It can be a complex process due to the need for numerous checks on the property and land to be carried out, such as rights of way, rights of access and any obligations to adhere to – this is where a team of expert Conveyancing Solicitors in Stockport & Manchester can help.
Please see our Buyers Guide and Sellers Guide for further information including a description of the detail of the services that are included in the product.
For buyers, here is a list of our Lender Panels, i.e. the mortgages on which we can co-act for you and your lender.
The Seller of a property is not necessarily themselves entitled to keep the proceeds of sale, personally – in surprisingly common instances the seller may be acting in the role of trustee. For example, the executor of a deceased estate might be entitled to sell a probate property, but they themselves may not be the sole beneficiary under any relevant will. At additional cost we can advise a seller on how to divide the proceeds of a property sale, but advising on how to divide the proceeds of a property sale is not included in the price of our conveyancing products.

Our Approach
At Mounteney Solicitors, we know that matters relating to property and land can be highly stressful, and that’s why we’re available to provide unsurpassed advice and services in conveyancing and offer fixed fees for this service from the outset, starting from £900, including VAT.
Not only that, our fees are more economical than our local competitors, with charges proportionate to the value we produce, and we always aim to be clear and concise in our explanations, guiding our clients effortlessly through the process. Buying property is probably the most significant purchase you will ever make, so you deserve the assurance that your interests are in the best hands.
We are readily available during business hours to ensure we’re providing nothing but the best legal advice and customer service to both our existing and potential future clientele.
How Long Does The Conveyancing Process Take?
The time taken to complete a property transaction depends on many factors, primarily the number of related transactions. Though you might want a fast property transaction, the fact is that the longer the “chain”, the more difficult it is to coordinate and therefore the more opportunity there is for a problem to arise. Straightforward transactions with no major problems often complete in under about 8 to 12 weeks. Occasionally transactions complete more quickly in some circumstances; please call us to discuss if timescale is a particular concern. We will always try to accommodate quick completions where circumstances allow, although no solicitor can guarantee a timescale as they can never wholly be in control of the complete transaction.
The “critical path” in a property transaction normally arise from factors connected to the buyer’s finance (mortgage, typically); these factors are often outside the conveyancer’s influence. Our Guides and brochures contain more information and estimates related to timing that may be relevant.
Mounteney Complete - Fast Track Conveyancing

Fixed Fee Conveyancing
Your supplier is normally CLC-regulated Mounteney Conveyancers Ltd; it may occasionally be SRA-regulated Mounteney Solicitors – you will be told if that is the case. Both entities charge VAT some customers may be able to reclaim
For the standard service, our work will be charged at a fixed fee. (Please use our Conveyancing Calculator for an estimate; our fee is based on £900 + 0.12% of the price (gross, i.e. including VAT; this equates to £750 + 0.1% net, i.e. plus VAT). You will need to contact us for a fully detailed quote.
Our brochure contains more details of our pricing.
In addition to our fee, there may be various other related expenses (“disbursements”) which we will need to pay on your behalf, these will vary depending on the transaction, but will need to be funded by you in advance. We will explain to you as soon as possible which disbursements are applicable to your transaction and what the costs will be.
These are the disbursements predictable on a typical £230k transaction:
