Starting your property transaction online is simple, but there are a few key things you’ll need to have in place to get going. To begin your online conveyancing journey, you’ll typically need:

Proof of identity and address

This includes a valid passport or driving licence, and a recent utility bill or bank statement. These documents are required to meet legal and anti-money laundering obligations.

Details of the property involved

Whether you’re buying or selling, we’ll need the property address and any documents you already have, such as title deeds or estate agent details.

Mortgage information (if applicable)

If you’re applying for or redeeming a mortgage, your lender’s details and any offer documentation will be needed so we can liaise with them on your behalf.

Contact details for other parties

This includes the estate agent, mortgage broker, and any other professionals involved, so that communication flows smoothly and nothing is missed.

Fixed Fee Conveyancing

For the standard service, our work will be charged at a fixed fee based on your property’s price. For an initial estimate, you can use our online calculator, which applies a formula of £1,140 plus 0.15% of the gross property price (including VAT). This is equivalent to a net rate of £950 plus 0.125% of the price before VAT is added. You will need to contact us for a fully detailed quote.
In addition to our fee, there may be various other related expenses (“disbursements”) which we will need to pay on your behalf, these will vary depending on the transaction, but will need to be funded by you in advance. We will explain to you as soon as possible which disbursements are applicable to your transaction and what the costs will be.
